"This 500,000+ sqft. mixed use building sits on a triangular plot of land adjacent to Atlantic Terminal in Fort Greene, Brooklyn, New York. The ordinary concrete moment frame and shear wall interaction system is comprised of an outdoor multi-level plaza, joined with a 3 story podium that borders a uniquely faceted oblong 32 story tower standing just over 436 ft. tall. The façade aesthetic of the 32-story slender tower is described as an articulation of a central circulation spine and two flanking volumes. Non-symmetrical starburst facets in the eastern and western faces caused completely unique floor plates at each story, which lead to a decision by the developer to utilize exterior sloping columns to maximize residential floor area. "

"New development requires fresh space, and when it comes to affordable housing in New York City that space is often relegated to far-off corners in remote, unconnected sites. However, former Mayor Michael Bloomberg implemented an affordable housing initiative focused on community interaction, and prime real estate, starting with a competition to develop city-donated land at Hunter’s Point Parcel C in Long Island City---a bid ODA won. The biggest affordable housing project New York City has completed in the past 40 years, the 1.4 million square feet of residential and retail space is slated to provide 1,400 apartments as well as a school for local kids."

A shared footprint with two levels below grade and two residential towers totaling 1.2 million sqft of gross building area holding 1,028 apartments. With a 42-story tall tower on the east and a 17-story tall tower on the west side, the two towers are connected by a shared podium below the 7th floor, and the podium footprint is enlarged below the 2nd floor. These two towers are structurally separate above the 7th floor. There are separate, 10-story tall, 7-foot wide and 30-foot long cast-in-place concrete “bridge” structure (the west bridge) between two towers at each floor. This bridge structure will provide a continuous means of egress for each floor of the 17-story west tower.

325 Kent Avenue is the first new residential building to rise as part of the Domino Sugar Refinery redevelopment. The design features two 16-story stepped towers rising above a four-story shared podium. At floors 14, 15, 16, and 17 (roof level), the towers are reconnected via a sky-bridge. There is truly no typical floor on this project which makes every spot on the project unique and a custom design. The 600,000 square foot structure consisted primarily of cast-in-place reinforced concrete, while the sky-bridge was precast pre-stressed concrete.
